Why Greater Victoria?

Greater Victoria is consistently ranked among the most desirable places to live in Canada — and for good reason. A combination of mild Pacific climate, extraordinary natural beauty, a vibrant arts and cultural scene, world-class universities, and a diversified economy makes this region uniquely compelling for buyers, investors, retirees, and families alike.

The Capital Regional District (CRD) encompasses 13 municipalities and several electoral areas spread across the southern tip of Vancouver Island and the Gulf Islands. Each community has its own distinct character, price point, lifestyle, and appeal. What they share is access to the same stunning landscape: ocean, mountains, forests, farmland, and some of the most temperate weather in the country — snow is rare, summers are warm and dry, and the shoulder seasons are long and gentle.

Whether you are drawn to the urban energy of downtown Victoria, the oceanfront lifestyle of Colwood and Sidney, the established prestige of Oak Bay and Saanich, or the value and growth of the West Shore communities, this guide is designed to help you understand the full picture — and find the community that fits your life.

Each community guide linked below has been written to give you a genuine, detailed understanding of what it’s actually like to live, buy, and invest there — neighbourhoods, schools, parks, home prices, commute times, and honest assessments of who each area suits best. As new guides are completed they will be added here.

Education

Schools across Greater Victoria

Greater Victoria is served by six school districts covering its various municipalities, along with a rich landscape of independent and faith-based school options. Post-secondary education is exceptionally well represented, with two universities and two colleges within the region — a significant quality-of-life and economic asset.

Public School Districts
  • School District 61 (Greater Victoria) — Serves the City of Victoria, Saanich, Oak Bay, Esquimalt, and View Royal. The largest district in the CRD with a broad range of specialized programs including French Immersion, International Baccalaureate, and fine arts focus schools.
  • School District 62 (Sooke) — Serves Langford, Colwood, Metchosin, Highlands, and Sooke. A rapidly growing district with significant new school construction in Langford and Colwood to support population growth.
  • School District 63 (Saanich) — Serves Central Saanich, North Saanich, and Sidney. A smaller, community-focused district known for strong elementary programs and the Peninsula’s cohesive school culture.
Post-Secondary
  • University of Victoria (UVic) — One of Canada’s top research universities, located in Saanich. Known for law, engineering, fine arts, and co-op programs. A major regional employer and cultural anchor.
  • Royal Roads University — Located on the grounds of Hatley Castle in Colwood. Specializes in applied and professional graduate programs. Unique academic and cultural asset for the West Shore.
  • Camosun College — Two campuses (Interurban and Lansdowne) serving trades, health, business, and university transfer programs. A key pathway institution for the region.
  • Victoria Conservatory of Music — A nationally recognized conservatory offering programs from early childhood through professional levels.
🏫
School Catchment Tip — Every community guide on this site includes a detailed school table with catchment areas for that municipality. Because catchment boundaries can shift as new schools are built, always confirm current assignments directly with the relevant school district before making a purchase decision based on a specific school.
Why Greater Victoria

A region like no other

What makes Greater Victoria special isn’t any single thing — it’s the remarkable combination of qualities that exist here and almost nowhere else in Canada.

Climate
Greater Victoria enjoys the mildest climate of any major Canadian city. Average winter temperatures hover around 7°C, snowfall is rare and light, summers are warm and dry with minimal humidity, and spring arrives weeks earlier than the rest of the country. With over 2,100 hours of sunshine annually, the South Island climate is a significant draw for retirees, outdoor enthusiasts, and anyone relocating from harsher climates.
Outdoor Recreation
The range of outdoor recreation available within a 30-minute drive of virtually any Greater Victoria address is extraordinary. Goldstream Provincial Park, Thetis Lake, Elk and Beaver Lake, Witty’s Lagoon, East Sooke Regional Park, Gowlland Tod Provincial Park, and the Galloping Goose and Lochside Regional Trails are all accessible within the region. Ocean kayaking, surfing at Jordan River, cycling, hiking, fishing, sailing, and whale watching are part of everyday life here.
Arts, Culture & Food
Victoria punches well above its weight culturally. The Royal BC Museum, Art Gallery of Greater Victoria, Victoria Symphony, Pacific Opera Victoria, and a thriving independent theatre scene give the city a cultural depth unusual for its size. Farm-to-table dining, craft breweries, independent coffee roasters, and a vibrant farmers’ market culture define the food landscape.
Economy & Employment
Greater Victoria’s economy is anchored by government, the military (CFB Esquimalt), technology, tourism, healthcare, and education. The region has experienced meaningful diversification over the past decade and has weathered economic cycles more resiliently than many comparable Canadian markets. Remote work trends have brought a wave of professionals drawn by the lifestyle and relatively lower housing costs.
Island Living
Living on Vancouver Island means a pace of life that is genuinely different from the mainland. The ferry or float plane crossing to Metro Vancouver creates a natural boundary that most island residents embrace rather than resent. The island community is tight-knit, environmentally conscious, and proud of its distinct identity.
Healthcare
Greater Victoria is served by Island Health, with Royal Jubilee Hospital and Victoria General Hospital as the two primary acute care facilities. Specialist services, cancer care, cardiac care, and complex surgery are all available locally. The region also has a strong network of community health centres, private clinics, and allied health providers.
Helpful Resources

Tools, links & local knowledge

Navigating a real estate purchase in a new region can feel overwhelming. Here are some of the most useful resources for buyers and sellers exploring Greater Victoria — along with some honest guidance on how to use them.

For Buyers
  • BC Assessment (bcassessment.ca) — Look up assessed values for any property in British Columbia. Useful for context, though assessed value and market value often differ significantly.
  • Land Title & Survey Authority (ltsa.ca) — Search title records, property boundaries, and ownership history for any BC property.
  • School District Websites — SD61 (sd61.bc.ca), SD62 (sd62.bc.ca), and SD63 (sd63.bc.ca) all publish current catchment maps and school information.
  • Capital Regional District (crd.bc.ca) — Regional parks, trails, transit planning, and environmental resources for the full CRD area.
  • BC Transit (bctransit.com) — Route maps, schedules, and trip planning for Greater Victoria’s transit network.
  • First Home Savings Account (FHSA) — A federal tax-sheltered savings account for first-time buyers. Contributions are tax-deductible; withdrawals for a qualifying home purchase are tax-free.
For Sellers
  • BC Real Estate Association (bcrea.bc.ca) — Market statistics, economic commentary, and housing data for BC markets including Greater Victoria.
  • Victoria Real Estate Board (vreb.org) — Monthly market reports, MLS® statistics, and local real estate data specific to Greater Victoria.
  • Home Stager Directory — Professional staging can meaningfully impact sale price. Ask me for trusted staging referrals in the Greater Victoria market.
  • Property Transfer Tax Calculator — BC’s Property Transfer Tax applies to most real estate transactions. First-time buyers and newly built homes may qualify for exemptions. Use the Province of BC’s online PTT calculator at gov.bc.ca.
  • Strata Documents — For strata properties, the Form B Information Certificate, depreciation report, strata minutes, and contingency reserve fund are essential review documents.
💡
A Note on Online Estimates — Automated valuation tools (Zolo, Zillow estimates, BC Assessment) are useful for general orientation but are frequently inaccurate in a market as varied as Greater Victoria. Neighbourhood by neighbourhood, street by street, and property by property, values differ in ways no algorithm fully captures. For a reliable, current valuation of any specific property — contact me directly for a complimentary comparative market analysis.
