BC Assessed value
Calculated by BC Assessment for property tax purposes, as of July 1st of the previous year, using mass-appraisal models. It never visits your kitchen and lags the market by design. Useful for taxes; commonly off from market value in either direction — sometimes substantially.

Bank appraisal
