Is the home evaluation really free? What’s the catch?
Yes — completely free, and there is no catch. Providing homeowners with an accurate picture of their home’s value is part of how I serve the Greater Victoria community. Some homeowners go on to list with me, many keep the report for future planning, and both outcomes are perfectly fine. You are never obligated to list your home, and you will not be pressured.
Do you need to come inside my home to prepare the evaluation?
Not for the initial report. Your Comprehensive Home Evaluation is prepared from MLS® data, municipal records, and the details you provide in the form. If you are moving toward listing, an in-person walk-through allows me to refine the number further — condition, upgrades, and presentation all affect value — but that step is entirely up to you.
How is this different from my BC Assessment?
BC Assessment values are calculated for property tax purposes as of July 1st of the previous year, using mass-appraisal methods. They do not reflect current market conditions, your home’s specific condition or upgrades, or what buyers are actually paying in your neighbourhood right now. It is common for market value and assessed value to differ significantly in either direction.
How long does it take to receive my report?
Typically one to two business days. Each evaluation is prepared personally — I research your specific property, pull comparable sales from the last six months in your neighbourhood, and assemble the full report package before sending it to you.
I’m not selling for a year or more. Should I still request one?
Absolutely. An early evaluation is one of the smartest moves a future seller can make. It tells you your equity position, helps you decide which improvements are worth making before you list, and gives us a baseline to track as the market moves. When you are ready, we simply refresh the numbers.
Will my information be shared with anyone?
No. Your form goes directly to me at info@janinethomson.net. Your information is used only to prepare your evaluation and respond to your request — it is never sold, shared, or added to third-party marketing lists.
