I believe in what I call no-nonsense real estate. That means no pressure, no fluff, and no telling you what you want to hear just to move things along. My job is to make sure you buy the right home — the one that genuinely fits your life, your finances, and your future — and I take that responsibility seriously.

I listen before I lead. Before we look at a single property, I want to understand who you are and what you are really looking for. What does your day-to-day life look like? What do you need in a home versus what would be nice to have? What are your absolute deal-breakers? What is your timeline? What are your concerns? The more I understand you, the better I can serve you — and the less time you spend looking at homes that were never going to be right.

I am honest, even when it is uncomfortable. If a home has a problem that I think you should know about, I will tell you. If I think the asking price does not reflect the market, I will tell you that too. My goal is never to get an offer written — it is to make sure that when you do write an offer, it is the right one, on the right property, at the right price.

I work hard and I hustle. Victoria's real estate market moves fast. Good homes attract attention quickly. When you find a property you want, speed and preparation matter, and I am someone who shows up, follows through, and makes sure nothing falls through the cracks because I was not paying attention.

I am available. Real estate does not operate on a nine-to-five schedule, and neither do I. When you have a question, a concern, or a new listing to discuss, you can reach me. I am responsive, communicative, and I will always keep you informed about what is happening with your search and your transaction.

I access the Victoria MLS directly and set you up with a personalized property search so that listings matching your criteria are delivered to you as soon as they become available. In a market where good homes move quickly, that real-time access is a genuine advantage.

I will preview properties on your behalf when useful, schedule showings at times that work for your schedule, and help you evaluate each home not just on how it looks, but on the practical details that matter: the neighbourhood, the building's history for strata properties, the age and condition of major systems, the surrounding community, walkability, schools, transit, and resale considerations.

I know Greater Victoria's communities inside out — from downtown Victoria and Vic West to Oak Bay, Saanich, Esquimalt, Langford, Colwood, View Royal, Sidney, Sooke, and everything in between. That local knowledge shapes the guidance I give you every step of the way.

Digging into the Details

Before we write an offer on any property, I conduct thorough due diligence. That means reviewing the title, obtaining and carefully reading strata documents and meeting minutes for condo and townhouse purchases, reviewing the Property Disclosure Statement, looking into permit history, and flagging anything that warrants a closer look or a specialist's opinion.

I am meticulous about paperwork. Real estate contracts are legally binding and the conditions and terms within them carry real consequences. I will make sure every document is accurate, complete, and structured to protect you.

Writing and Negotiating Your Offer

Writing an offer is about far more than putting a number on paper. The price, the deposit, the conditions, the inclusions, the closing date, the strategy — all of it matters, and all of it requires careful thought.

I will advise you on an appropriate offer price based on comparable sales, current market conditions, and the specific property. I will help you structure conditions that give you the protection you need while keeping your offer as competitive as possible given the situation. And when it comes to negotiating — whether that means navigating a counter-offer, responding to competition from other buyers, or working through issues that come up during inspections — I negotiate firmly, strategically, and always in your favour.

I have significant experience in multiple-offer situations. Winning in a competitive scenario is not just about price — it is about how the offer is written, how it is presented, and the relationship and reputation behind it. I know how to go to bat for my clients and I do not back down.

Managing the Process Through to Closing

Once your offer is accepted and you are working through your conditions, there is still a significant amount to coordinate: the home inspection, financing confirmation, lawyer review, insurance arrangement, and any follow-up negotiations that arise from inspection findings. I manage all of it and keep you informed throughout so you always know where things stand and what needs to happen next.

I have a trusted network of professionals I am happy to refer you to — mortgage brokers, home inspectors, real estate lawyers, notaries, insurance brokers, movers, and tradespeople. These are people I have worked with, trust, and confidently recommend.

After the Sale

My relationship with my clients does not end at closing. If you have questions after you move in, need a referral for a contractor or trades professional, or simply want to talk through something related to your property, I am still here. Many of my clients become long-term relationships, and that is something I genuinely value.

The first step is simply reaching out. You can call, email, or send a message through this website. There is no commitment, no pressure, and no obligation. I want to hear about what you are thinking and give you the space to ask whatever questions you have.

From there, I typically send you a short questionnaire about your home buying goals. This helps me understand your needs before we meet and makes our first conversation far more productive.

We then meet — in person or virtually, whichever works best for you — so that we can get to know each other, I can walk you through my process and services, and you can get a real sense of how I work and whether I am the right fit for you. I believe it is important that everyone who will be involved in the purchase decision is part of this conversation from the start, including a partner, family member, or anyone whose name will be on the title.

If you feel good about working together — and I hope you will — we move forward with getting you pre-approved for a mortgage if you have not done so already, setting up your MLS property search, and beginning the home search in earnest.

I work on your timeline. If you are six months away from being ready to buy, I can still set you up on a search, check in periodically, and be ready to accelerate when you are. If you are ready to move in three months, we get started immediately. There is no script — just a process that fits your life.
