The West Shore
The West Shore — encompassing Langford, Colwood, Metchosin, View Royal, and the Highlands — is the fastest-growing corridor in Greater Victoria. It offers the most affordable entry points into the market, significant new construction activity, and access to some of the region’s best parks and outdoor recreation.
Langford
The most populous and fastest-growing city on the West Shore. Home to Millstream Village, Bear Mountain, Happy Valley, Westhills, and a booming condo and townhome market. Langford offers the greatest variety of housing types and the most developed commercial amenity base outside of Victoria proper.
Colwood’s defining feature is its stunning oceanfront — particularly the Royal Bay master-planned community along the Strait of Juan de Fuca. Home to Hatley Castle, Royal Roads University, the Esquimalt Lagoon bird sanctuary, and some of the most scenic addresses on the island.
Tucked between Colwood, Saanich, and Esquimalt, View Royal is one of Greater Victoria’s best-kept secrets. Sidney

Public School Districts
School District 61 (Greater Victoria) — Serves the City of Victoria, Saanich, Oak Bay, Esquimalt, and View Royal. The largest district in the CRD with a broad range of specialized programs including French Immersion, International Baccalaureate, and fine arts focus schools.

Greater Victoria enjoys the mildest climate of any major Canadian city. Average winter temperatures hover around 7°C, snowfall is rare and light, summers are warm and dry with minimal humidity, and spring arrives weeks earlier than the rest of the country.
