Greater Victoria, BC · Local Knowledge

Neighbourhood
Spotlight

Sixteen communities. One honest, insider account of what it actually feels like to live in each one.

Victoria · Saanich · Oak Bay · Esquimalt · Colwood · Langford · Sidney · North Saanich · Central Saanich

What You Will Find Here

Greater Victoria is not one place — it is sixteen neighbourhoods, each with its own rhythm, its own regulars, and its own very particular sense of what a good day looks like. These Neighbourhood Spotlights are my attempt to capture that honestly.

You will not find population statistics or price data here. What you will find is the kind of thing a knowledgeable local friend tells you when you ask, genuinely, what a neighbourhood is like to actually live in — where people go for coffee on a Tuesday morning, what the parks feel like in October, who you will see at the Saturday market, and what you give up and what you gain by choosing this corner of the city over any other. Each portrait is written from the ground up, based on time spent in these communities and conversations with the people who call them home.

If you are trying to decide where to buy in Greater Victoria, start here. And when you are ready to talk specifics — listings, timelines, neighbourhoods you want to see in person — I am always available for a no-obligation conversation.

How to Use These Spotlights

Browse by region below, or read two or three that seem like they might be your kind of place. Pay attention to which ones make you feel something — the trade-offs section in each portrait is especially useful for narrowing down what you truly prioritize. Once you have a shortlist of two or three neighbourhoods, get in touch. Walking a street together tells you more than any written description can.

Urban, Walkable, and Full of Character

Victoria’s inner-city neighbourhoods offer the most walkable, urban daily life in the region — dense with independent businesses, heritage architecture, and communities that have built genuine social identities over generations. If you want to live without a car, be within walking distance of restaurants and arts, and feel the pulse of city life every day, Victoria’s core neighbourhoods are where to look.

Victoria

Downtown Victoria

The Inner Harbour, the Empress, Government Street, and some of the most walkable streets in Canada. Downtown Victoria is a genuinely liveable urban core — compact, beautiful, and alive with arts, dining, and waterfront energy in every season.

Fairfield · Victoria

Cook Street Village & Fairfield

Heritage homes, Beacon Hill Park, and one of Victoria’s most beloved village high streets. Fairfield is the neighbourhood that people move to once and never leave — an almost ideal combination of urban access, residential quiet, and genuine community character.

Victoria

Fernwood

Painted Victorians, Fernwood Square, and one of the most active community cultures in the city. Fernwood is where artists, families, and people who believe deeply in local living have built something genuinely irreplaceable — a neighbourhood that chose its own character and kept it.

Victoria

James Bay

Victoria’s southernmost neighbourhood sits between the Inner Harbour and the ocean, with Beacon Hill Park on its eastern edge. James Bay has the feeling of a self-contained village within the city — walkable, calm, and quietly beautiful, with some of Victoria’s best water access right at its doorstep.

Victoria

Rockland

Grand Edwardian homes, Craigdarroch Castle, and the quiet prestige of one of Victoria’s oldest established neighbourhoods. Rockland rewards those who appreciate architectural heritage, generous lots, and proximity to both downtown and the Oak Bay border without belonging to either.

Victoria West

Songhees & Victoria West

Across the Johnson Street Bridge from downtown, the Songhees waterfront and Victoria West combine striking harbour views, new residential development, and some of the best cycling access in the city. A neighbourhood that has transformed significantly in recent years and still feels full of forward momentum.

Established, Green, and Built for the Long Term

The municipalities of Saanich and Oak Bay contain some of Greater Victoria’s most sought-after residential neighbourhoods — mature trees, generous lots, excellent infrastructure, and a quality of daily life that draws buyers who are thinking decades ahead. Each area has its own distinct feel, from the English village character of Oak Bay to the park-rich residential landscapes of Broadmead and Royal Oak.

Farm Country, Waterfront, and Village Life

The Saanich Peninsula stretches north from the city into some of Vancouver Island’s most beautiful agricultural and coastal landscape. Brentwood Bay, Cordova Bay, Deep Cove, Sidney — these are communities where the pace slows, the air changes, and people who have chosen to live here feel the reward of that decision every single day.

Central Saanich

Brentwood Bay

A waterfront village surrounded by farm fields and the inlet’s tidal shores, Brentwood Bay has the feel of a Gulf Islands community without the ferry ride. The marina, the Saturday market, the farm stands, and the particular quality of light on the water here combine to make it one of the most quietly appealing places to live on the whole Peninsula.

East Saanich

Cordova Bay

A long, sandy beach. A village strip with a strong local following. Golf and trails on its inland edge. Cordova Bay is a neighbourhood of remarkable lifestyle density — it manages to feel like a destination and a community simultaneously, and the people who live here tend to feel they have found something other buyers are still looking for.

North Saanich

Deep Cove & Dean Park

At the northern tip of the Saanich Peninsula, Deep Cove and Dean Park offer some of the most dramatic natural settings of any residential neighbourhood in Greater Victoria — ocean inlets, forested trails, and an almost rural quiet that exists within surprising proximity to city amenities. For buyers who prize privacy and the natural world above all, this is worth understanding deeply.

Sidney, BC

Sidney by the Sea

A genuine small-town high street two blocks from the ocean, a marina, a Friday market, and a pace of life that feels like a very conscious choice. Sidney by the Sea has cultivated its book town identity and its waterfront character with real care, and the community that has grown up around it is one of the warmest and most engaged on the Island.

Waterfront, Relaxed, and Underestimated

Esquimalt sits just west of downtown Victoria along the harbour, offering some of the best waterfront access and parkland in the region at a price point that rewards those who discover it early. Saxe Point is one of the municipality’s most characterful corners — and one of Victoria’s genuine residential secrets.

Victoria BC Real Estate — Find Your Place on the Island

Greater Victoria is one of Canada's most sought-after real estate markets — and for good reason. With a mild Pacific climate, stunning natural surroundings, a vibrant urban core, and communities ranging from oceanfront villages to master-planned family neighbourhoods, the Victoria region offers something genuinely exceptional for every type of buyer, seller, and investor.

Whether you are searching for a downtown condominium steps from the Inner Harbour, a single-family home in an established Saanich neighbourhood, a new construction townhome on the West Shore, or a waterfront property with views across the Strait of Juan de Fuca — this is where your search begins.

I'm Janine Thomson, a REALTOR® serving buyers and sellers across all of Greater Victoria and the West Shore. I know this market deeply, I work across every price point and community, and I'm committed to giving every client the kind of informed, honest guidance that leads to decisions they feel confident about — not just today, but for years to come.

Browse by Property Type

Homes for Sale in Victoria BC Single-family detached homes are the most sought-after property type across Greater Victoria, and the market for them spans an enormous range — from entry-level ranchers in Langford and Esquimalt to heritage character homes in Oak Bay and Fairfield, to custom ocean-view estates on the Saanich Peninsula. Whether you're a growing family looking for space, a buyer upgrading from a condo or townhome, or someone relocating to the island for the first time, finding the right home in the right neighbourhood is what I do best. → View Homes for Sale

Buying a single-family home means the freedom of your own land, no strata fees or bylaws, and full control over your space — but also full responsibility for the roof, yard, and everything in between. Explore buying a single-family home.

Selling a single-family home gives you the widest pool of buyers and the strongest appreciation potential — but presentation, curb appeal, and pricing to the right buyer are what set the best sales apart. Learn how to sell your home.

Condos for Sale in Victoria BC Victoria's condominium market is one of the most diverse in the province. Downtown Victoria, James Bay, and Cook Street Village offer urban living with walkability scores that rival any Canadian city. The West Shore — particularly Langford and Colwood — offers newer condo buildings at more accessible price points. Whether you're a first-time buyer, a downsizer, or an investor seeking strong rental returns, Victoria's condo market has meaningful options at every level. → View Condos for Sale

Buying or selling a condo or townhouse comes with a few extra considerations — strata documents, Form B, and depreciation reports. Learn more here about Strata properties here

Townhomes for Sale in Victoria BC Townhomes represent one of the best value propositions in Greater Victoria — offering the space and livability of a detached home, with the lower price point and reduced maintenance of a strata property. From contemporary new construction townhomes in Langford's Westhills and Colwood's Royal Bay, to established strata complexes in Saanich and View Royal, townhomes attract families, professionals, and buyers making their first move into freehold-style living. → View Townhomes for Sale

Condos and townhouses have a few extra steps when buying or selling. Here's what you need to know when buying. Here's a simple guide for sellers - read more here.

New Construction in Greater Victoria New construction is one of the most active segments of the Greater Victoria market, driven primarily by growth on the West Shore. Presale condominiums, new townhome complexes, and spec single-family homes are available across Langford, Colwood, and the broader peninsula. Buying new construction — particularly presale — involves unique contracts, deposit structures, and timelines that differ significantly from a standard resale purchase. I help buyers navigate every step of that process. → View Homes & Pre-sales

New homes and pre-sales come with their own rules — from GST to warranty to long completion dates. Read our guide.

Waterfront Properties in Victoria BC Waterfront real estate in Greater Victoria is among the most coveted on Vancouver Island. From the oceanfront bluffs of Colwood's Royal Bay and the tidal shores of Sidney and North Saanich, to the Inner Harbour-adjacent properties of James Bay and the Gorge waterway in Saanich — waterfront homes here offer an unmatched combination of natural beauty, lifestyle, and long-term value. Supply is genuinely constrained, demand is persistent, and waterfront listings move quickly. If waterfront is your goal, it pays to have an informed, well-connected REALTOR® in your corner. →

Victoria Real Estate Market Update The Greater Victoria real estate market is dynamic — shaped by interest rates, inventory levels, migration trends, and local economic conditions that shift month to month. Staying informed is one of the most valuable things a buyer or seller can do. My market update page provides current data on benchmark prices, sales volumes, days on market, and what conditions mean for buyers and sellers right now across the region's key communities. → View the Market Update

Buyer & Seller Resources Whether you're buying your first home, selling a property you've owned for decades, or somewhere in between — having the right information at the right time makes the process smoother, less stressful, and more successful. My blog and resource library covers everything from how to write a competitive offer in a low-inventory market, to what to look for in a strata depreciation report, to understanding BC's Property Transfer Tax and first-time buyer programs. Why Greater Victoria?

Greater Victoria consistently ranks among the top places to live in Canada — and the real estate market reflects that desirability. A few things that make this region stand apart:

Climate — The mildest winters of any major Canadian city. Snow is rare. Spring arrives early. Summers are warm, dry, and long.

Natural Beauty — Ocean, mountains, forests, and farmland all within 30 minutes of virtually any address. Goldstream Park, Thetis Lake, East Sooke Regional Park, the Gulf Islands, and hundreds of kilometres of trails are on the doorstep.

Lifestyle — A walkable, arts-rich urban core in Victoria proper, surrounded by distinct communities each with their own character — from the English seaside charm of Oak Bay to the small-town warmth of Sidney by the Sea.

Education — Two universities (University of Victoria and Royal Roads), two colleges (Camosun and Pacific Christian), and strong K–12 public and independent school options across the region.

Economy — Anchored by provincial government, the military, technology, healthcare, tourism, and education — Greater Victoria's economy is diversified, resilient, and growing.

Connectivity — BC Ferries connects the island to Metro Vancouver multiple times daily. Victoria International Airport offers direct flights to major Canadian and US cities. The Galloping Goose and Lochside regional trails provide cycling routes that are the envy of the country.
