In a buyer's market, where there are more properties for sale than there are buyers actively seeking homes, sellers need to be strategic and proactive to attract attention and secure a successful sale. Here's some advice for sellers in today's buyer market:

  1. Price Strategically: Pricing your home competitively is crucial in a buyer's market. When you're in the process of an evaluation with a Real Estate Agent, keep most "recent" sales respectful. Recent means the last few months, like March and April. Don't price your home based on your neighbours last year sales in June.

Look at the Neighborhood Properties: Homes in the neighborood that sold and didn't sell is vital to what is happening in your local community and the value buyers are placing in those locations.  Are there any trends? How long were those properties on the market? Were the homes staged? Move inn ready or fixer uppers?

  7. Price Just Below the last Comparable Sale: With all signs pointing to prices decreasing. and no-one knows for how long, you need to position yourself  where the market is going.... not where it was or where its been.
